Land South of Pershore Road, Evesham
Welcome to the Stonebond Properties community consultation relating to land south of Pershore Road, Hampton, Evesham. The consultation is open from the 23 February to 6 March 2026. This webpage provides information relating to the site, the developer, the proposal, and the anticipated timeline.
In addition to the webpage, an informal community drop-in event is being held at Evesham Leisure Centre foyer on the 5 March between 13:00 and 17:00. If you have any questions, please feel free to approach a member of the team.
Stonebond will be progressing an Outline planning application for approximately 70 residential dwellings on land to the south of Pershore Road. Land to the north of Pershore Road is currently being developed by Stonebond. In advance of a planning submission to Wychavon District Council, this consultation is an opportunity to provide feedback to the development team.
Any comments made during the consultation will be considered by the project team prior to a formal planning submission and included within a Statement of Community Involvement submitted as part of the planning submission.
Providing feedback to this community consultation does not prevent you from commenting on the application once lodged with the local planning authority.

Stonebond creates new mixed-tenure communities, with well thought out developments and an individual sense of place. In proximity to the proposal Site, Stonebond is delivering housing to the north of Pershore Road.

Stonebond have a clearly defined pathway to net zero and are working to reduce the company’s carbon footprint through their own operations and also in collaboration with the supply chain, subcontractors and vendors.
The Site
The Site comprises approximately 5.75 hectares (c.14 acres) of land south of Pershore Road, Evesham. The developable area is likely to be in the region of 2 hectares adjacent to the western fringe of the Hampton area of the town.
The Site is formed of a single parcel of land to the south of Pershore Road, with residential development along the eastern boundary and a soft landscaping boundary separating the existing residential development off Ypres Way and the proposal Site. The Site is within walking distance of a range of local amenities and services, including shops, schools, and leisure facilities.
Access to the Site is currently from Pershore Road and the site level falls from east to west.
The majority of the site is located within flood zone 1, an area with the lowest likelihood of flooding and appropriate for residential development. With areas of higher likelihood of flooding located to the west of the Site along Merry Brook. A review of drainage and flood risk will be undertaken as part of a formal planning application and matters of detail provided in a later Reserved Matters submission.
The Site is clear of heritage assets and the Site is not located within a Conservation Area, the Green Belt, or any statutory landscape designation.
An Outline planning application for approximately 70 homes will be submitted to Wychavon District Council in Spring 2026. An Outline application differs to a detailed submission, with only certain matters considered for approval. The Outline application will likely confirm the principle of development (acceptability of housing) and access arrangements.
Design and matters of detail are likely to follow in a detailed application (‘reserved matters’) following an Outline planning approval.
The proposal takes into account existing Site levels, and the illustrative plan identifies the developable area focused to the eastern element of the Site.
Land to the west of the Site will include a significant area of community open space, woodland and orchards. The likely drainage pond will be located within the open space, outside of areas of the highest likelihood of flooding.
Access to the Site will be maintained from Pershore Road, with an internal layout to be determined in a later detailed planning submission.
Stonebond constructs new homes to highly sustainable standards, including utilising timber frame construction which results in 20% less embodied carbon than a tradition house.
The consultation provides an opportunity to influence the development and feedback on the types of homes you would like delivered in the local area.

Flood Risk and Drainage
The areas shown as developable in the illustrative plan and the majority of the community open space is located within Flood Zone 1, which represents the lowest probability of flooding, as defined by the Environment Agency. The land that borders Merry Brook has been identified as higher risk of flooding. A drainage strategy will support the relevant planning submission and a detailed plan accompanying any ‘reserved matters’ submission.
A review of surface water drainage options will be developed as part of the planning submission.
Ecology
Initial assessments are being undertaken prior to a planning submission, including a botanical survey and assessment for protected species, which may use the Site, such as bats, badgers or other animals.
Stonebond is committed to enhancing habitats and ensuring that new developments include hedgehog runs, bird and bat boxes, and the use of sensitive lighting.
FeedbackHighways
The proposal will enhance the Site access off Pershore Road. The internal layout will be considered at detailed submission. Transport and highways assessments will inform the final access arrangements to ensure safety for pedestrians, cyclists, and vehicles.
Based on the Stonebond Site to the north of Pershore Road, the local highway network is capable of accommodating new housing south of Pershore Road.
Electric vehicle charging infrastructure will be provided across the site to promote the use of zero or low-emission vehicles. In addition, new homes will benefit from cycle parking provision to encourage travel modes other than the private car.
Trees
The proposal includes an opportunity for increased planting within the Site and the proposal illustrates a woodland and orchard. Details of planting will follow as part of a landscaping plan in a detailed submission.
The Site borders areas of established woodland and soft landscaping, with any proposal respecting and enhancing on-site connections, wherever possible.
FAQs
- Is the site appropriate for residential use? The site is located adjacent to a residential area and an area currently under development for new housing. The delivery of an appropriate scheme is considered appropriate in this location.
- How many homes will be created as a result of the scheme? Approximately 70 new homes will be delivered.
- Will there be affordable housing? The proposal will, likely, be for a mixed tenure scheme which may include affordable homes.
- When will a planning application be submitted? A submission is likely to be made early Spring 2026.
- Will the planning submission provide all the matters of detail? The application will be an Outline application that focusses primarily on the principle of development. A later application with matters of detail (design, layout, landscaping etc.) will follow approval of the Outline application.
- Can I submit formal comments to the local planning authority? This consultation process is different from the formal planning process, and you will continue to be capable of submitting comments to the local planning authority once a planning application has been submitted.
- When will construction start? Following planning approval, a period of time will be required to develop the detailed submission. The likely construction start date will be known at the point of a detailed submission, but any Outline permission is likely to include a condition requiring an application for detailed matters within 3 years of the approval.
- What happens next? Feedback received during this consultation will help shape the final proposals before a planning application is submitted. Once submitted, the application will be subject to statutory public consultation by the local planning authority.
